Ceiling Plastering in West Bridgford and Nottingham
Almost every ceiling we get called to in West Bridgford comes down to one decision, and it gets made in the first ten minutes. Either the ceiling is sound enough to have fresh plasterboard fixed over the top of it and skimmed, or it has gone far enough that the honest answer is to bring it down and start again. Price, mess and days on site all follow from that one call.
Overboarding is the quicker of the two and it keeps the original ceiling in place. New boards go up through the old plaster and into the joists above, then the whole surface is scrimmed and skimmed flat. Taking a ceiling down is a different order of job: the room emptied, the dust considerable, and a century of soot and grit off the top of the laths coming out with it. On a ceiling that has genuinely let go it is the only version that stays put.
We have no house preference between the two. We tap the ceiling, push up on it, sight along it from the doorway rather than staring straight up, and get above it where there is loft or floorboard access. If a ceiling can be kept we would rather keep it. If it cannot, we would rather say so at the quote than three hours into the job. Coming out to look costs you nothing.

Old Ceilings In West Bridgford And Which Way They Go
A lot of West Bridgford went up between the 1880s and the 1930s, so most original ceilings here are timber laths with lime plaster pushed up through the gaps between them. The plaster that squeezes through and curls over the top forms nibs, and those nibs are the entire fixing holding the ceiling up. When a ceiling of that age fails it is nearly always the nibs that have snapped, not the plaster you can see. How many are left decides the whole job.
It is less about cracks than people assume. A cracked ceiling that still sits tight and sounds dull when tapped will usually take boards. One that has dropped even slightly, or that gives and springs when you push up on it, has lost its grip and will not carry anything extra. Weight is why we care: overboarding adds dead load to joists only ever sized for lath and lime. We use the thinnest board that does the job, normally 9.5mm on a domestic ceiling, and every screw goes into the joists rather than the laths. Fixing into laths hangs new weight off the thing that has already failed.
Two other local details push the answer one way or the other. Where a room keeps its original cornice or a ceiling rose, overboarding drops the ceiling line by fifteen millimetres or so and starts to swallow that detail, so we either take the old ceiling down and keep the plasterwork, or board up to the cornice and leave it proud. Victorian and Edwardian rooms here often have generous floor to ceiling heights, which means towers rather than a hop up, more boards, more skim and a longer day. Post-war estates around Nottingham have plasterboard ceilings from new, so the question barely comes up.
- Judge by sag and movement, not by how many cracks there are
- Boards fix up into the joists, never into the old laths
- Original cornice or a ceiling rose usually rules overboarding out
- Post-war ceilings are already plasterboard and behave differently

Aron and his team did an excellent job of removing the 1960s tiles on the front of our house and replaced them with rendering. Very professional and reliable. Made the house much more up to date.Posted on Google![]()

Nice friendly service and a great quality job. I thought I’d need to wait weeks for a plasterer but Aron managed to fit my skim job in the very next day. Can’t fault that.Posted on Google![]()

How The Two Options Actually Run
Working Out Which One It Is
We tap across the whole ceiling, not just the bit you have noticed, and push up on it in several places. A dull sound and no give means the nibs are largely intact. A drummy sound, a visible dip when you sight along it, or movement under hand pressure means it has parted from the laths. Where there is loft or floorboard access we look at the back of it, which settles in seconds what guessing from below cannot.
Overboarding And Skimming
Joist positions get found and marked first, because every fixing has to hit one. Boards go up with joints staggered and screws long enough to pass through the old plaster and bite into the timber. Joints and the perimeter are scrimmed, then the ceiling takes two coats of skim and is trowelled flat. The old ceiling stays where it is, sealed in behind the new one.
Taking It Down And Starting Again
This is the dirty one, so we set up for it: room cleared, floors and doorways sheeted, waste bagged and carried out rather than trodden through the house. With the laths off we can see the joists, which is when twisted or notched timber gets sorted and insulation can go in while the ceiling is open. Then it is boarded, scrimmed and skimmed like any other. More days, more mess, and the right answer on a ceiling that has gone.

Some Of Our Ceiling Work
Frequently Asked Questions
It depends on how much of it is still holding on. If the bulk of the ceiling sounds solid and does not move when pushed, boarding over the top is quicker and less disruptive. If it sags, springs or sounds hollow across large areas, boards only hang new weight off a failing ceiling. We check before quoting rather than assuming either way.
Around fifteen millimetres with a 9.5mm board and a skim coat over it. In most rooms that is not noticeable. It matters if you are already tight on head height, if there is coving or cornice to work around, or if door frames sit very close to the existing ceiling line.
On a normal domestic ceiling with sound joists, a thin board and a skim is a modest addition and not an issue. It stops being modest if someone boards over a ceiling that has already dropped, uses heavy board where it is not needed, or fixes into the laths rather than the timber above.
Sometimes, but it is usually the wrong choice. Boarding raises the flat surface by the thickness of a board and a skim, which shortens the cornice profile and sinks a rose. Where the plasterwork matters, taking the ceiling down and keeping the detail beats burying part of it.
Yes, and overboarding is normally the tidiest route because the textured coating stays where it is and is not disturbed. Do not sand or scrape it yourself: textured coatings applied before the turn of the century can contain asbestos, so leave it alone rather than make dust. It can be tested first if you are unsure.
They are. We come to the property, get a proper look and give you a no obligation price. Ceilings are the one job we will not price from a photograph, because what matters is how it sounds and whether it moves, and neither comes across in a picture.
We are based in West Bridgford and cover the surrounding Nottingham area. Ring us with your postcode and we will tell you straight away whether you are in range.
Overboarding is manageable: screw dust and a little skim splatter, with floors and anything left in the room sheeted. Pulling a lath ceiling down is the messiest job in the trade, so the room gets cleared, doorways sealed and waste bagged. Either way we clear up and take it with us.
Fresh skim has to lose its moisture before paint goes near it. A ceiling dries slower than a wall, so give it longer than you think and longer again in winter. When it is an even pale colour all over it is ready. Start with a watered down mist coat.
No, but you lose the use of that room for a few days. For overboarding, clear what you can and we will sheet the rest. For a ceiling coming down the room needs to be genuinely empty, curtains and light fittings included. The rest of the house stays usable.
Get Your Ceiling Looked At
