Ceiling Dry Lining in West Bridgford and Nottingham

Almost everything that makes a dry lined ceiling good or bad happens before the first board is lifted. Above the plasterboard there is a void, and in a typical West Bridgford house that void is a century old and holds whatever has been added one job at a time: the original timber joists, a rewire or two, pipework, an extractor duct, and however much loft insulation has gone in over the years. We start up there rather than at the finish.

Boarding a ceiling is a fixing job first and a plastering job second. Boards have to be screwed into solid timber at sensible centres, which means knowing exactly where every joist runs instead of hunting for one with the screw. On older ceilings the joists are rarely at the tidy regular spacing a modern house gives you, and a fair number will have twisted or dropped since they were cut. That is normal, and it gets dealt with before boarding rather than argued with afterwards.

We work across West Bridgford and the surrounding Nottingham area, and we will say plainly when a ceiling wants overboarding, when it wants stripping out, and when the answer is to wait until the electrician has been. Coming to look and pricing the job costs you nothing.

What Sits Above A West Bridgford Ceiling

A large share of West Bridgford went up between the 1880s and the 1930s, and ceilings of that age were built as timber laths nailed across the joists with lime plaster pushed through them. The laths matter for one blunt reason: they are not a fixing. A screw driven into lath holds almost nothing, and a plasterboard ceiling hung off laths will sag at the joints and eventually pull away. Every fixing has to land in a joist, so the first hour of the job goes on finding them and marking their centres, not on lifting boards.

Those joists were sized for their day and worked by hand, so on older stock we expect variation rather than a neat grid. Spacing wanders, and a timber that has twisted or dropped sits proud of the ones either side of it. Where that happens we set the ceiling to a true plane first, fixing furring channel or a resilient channel across the joists and boarding onto that rather than onto the timber directly. It adds a step at the start, and it is the difference between a flat ceiling and one that shows every high spot when low winter light comes across it.

The void is also where a good deal of the house lives, and boarding covers it permanently, which makes the sequence important rather than fussy. Internal ceiling boarding on an ordinary unlisted house does not usually need permission in its own right, though if the work also touches structure, or the property is listed, the authority for West Bridgford is Rushcliffe Borough Council rather than Nottingham City Council.

  • Every fixing lands in a joist, never in old lath
  • Twisted or uneven joists get levelled before any board goes up
  • Lights, ducting and wiring are set out first, because boards cover them
  • Ceiling boarding alone rarely needs permission on an unlisted house

The ATS plasterer was quick friendly and very efficient. The job was done within a few days after my first call. Good communication with Aron. A fair price too. I'll be hiring him again soon to sort out the shower room.

Aron and his team did an excellent job of removing the 1960s tiles on the front of our house and replaced them with rendering. Very professional and reliable. Made the house much more up to date.

Nice friendly service and a great quality job. I thought I’d need to wait weeks for a plasterer but Aron managed to fit my skim job in the very next day. Can’t fault that.

Dry Lining

Our dry lining work as a whole, covering walls, ceilings and partition work in one place.

Wall Dry Lining

Boarding out walls on dabs or battens, whether the aim is insulation, a flat surface or a quieter room.

The Part Of The Job You Never See

Plasterboard being fixed to ceiling joists in a West Bridgford home

Finding And Marking The Joists

We locate the joists and mark their centres onto the walls at both ends, so the lines survive once the ceiling is covered and every screw has a target. Boards then run across the joists rather than along them, with joints staggered so no two land in the same line. Where a joist is out of plane we pack or channel it back rather than pulling the board down onto it, because forcing a board flat only moves the problem into the joint.

Services Sorted Before Boarding

Downlight positions, extractor ducting, cabling and pipework are set out before we board, because afterwards you are cutting blind into a finished ceiling. That means agreeing where the lights go, checking a bathroom or kitchen duct runs to the outside rather than stopping in the loft, and leaving access where something might need reaching again. If your electrician or plumber is coming, we would rather work after them than before.

Insulation, Warmth And Quiet

Where a ceiling sits under an unheated loft it is a cold surface, and boarding alone does little about that. The usual answer is insulation laid above in the loft, kept clear of any downlight that needs air around it; an insulated board underneath is an option where loft access is poor. Between an upstairs floor and the room below, board mass makes a real difference to how much noise carries and how the ceiling behaves in a fire, though the exact figures depend on the whole build up.

Some Of Our Ceiling Dry Lining Work

Frequently Asked Questions

A detector gets us close, then we confirm by probing somewhere that is going to be covered anyway. Old joists are often not where a detector alone suggests, because nails, pipes and cables all read as something solid. Once we have two confirmed centres we can work out the rest and mark them on the walls.

No, and it is a common mistake we get called back to. Lath is thin riven timber nailed across the joists and it will not hold a screw carrying the weight of plasterboard. Fixings go into the joists themselves, which is why we spend time finding them rather than chasing a screw until it bites.

Yes, please. Once a ceiling is boarded, anything cut into it afterwards is cut blind, with a joist, a cable or a pipe possibly sitting behind. Give us the lighting layout and we will board to suit it. The same goes for an extractor duct or a loft hatch.

On its own, not much. Plasterboard is a lining, not an insulant. Insulation laid above in the loft usually does the work, kept clear of any fitting that needs air around it. Where the loft is hard to get into, an insulated board fixed below can be the practical answer instead.

It normally helps. Sound comes through a ceiling as a mixture of airborne noise and footfall, and both board mass and hanging the boards on a resilient channel rather than tight to the joists reduce what carries. We would not quote a figure, because the result depends on the whole floor build up.

No. We come out, look at the ceiling and get into the loft where we can, then give you a no obligation price. Ceilings are worth seeing in person, because what sits above them decides the job.

West Bridgford is home and we work out across the surrounding Nottingham area. Ring us with your postcode and we will tell you straight away whether you are in our patch.

Boarding itself is fairly clean. The dirty part is pulling down an old lath and plaster ceiling, if that is what you have chosen, because a century of dust comes with it. We sheet the room, seal doorways where it helps, and take the debris away with us.

The boards are ready to be taped and jointed or skimmed as soon as they are up. What holds decorating back is the finish drying out, and a ceiling can be slower than a wall. Allow several days, keep air moving, and use a mist coat before full strength paint.

Yes. The room being worked in needs clearing and stays out of use for the duration, so plan around that if it is a kitchen or the only bathroom. The rest of the house carries on as normal, and we work room by room where there is more than one ceiling.
